Partners- I have knowledge --they have cash--how to?

I have access to cash investors that are new, and what to get involved in what i do.

I am trying to figure out the right structure to create for cash partners. Should I just develop a trust for each investor? If so how do i charge?

Any ideas?

I am also looking into outside markets. I would like to flip a couple properties quickly and then adding some buy and hold properties.

Any advise is greatly appreciated.

Finidning deals off market

I am making offers on the MLS and finding it is harder to get the deals at the numbers I needs. In order to complete more deals I need to change my buyers for sure.

But I am also focusing a lot of time off the market as well. I have a secret i'm going to share.

Elance. it is a virtual assistant. I am paying this really nice lady in the Philippines to send emails for me. she is emailing everyone I see on craigslist and a local classified. I am getting great response. I have been able to increase my offers every month and have gotten 2 new deals in the last week. It has been amazing.

im going to tweak my email this week to get a more specific response from motivated sellers.
