I need some information on real estate closings with FSBO. I have a person that networks with builders,investors and private FSBO sellers to connect buyers with sellers. . He knows I do clean mortgages and work with people to improve their credit. He has sent me a few deals with a builder and connected FSBO with me. He has made some realtors in our small town very angry and are now trying to pull me in through accusations. If builders 1099 him or FSBO pay him and it has nothing to do with my transaction nor does he in any way involve himself in our logged conversations am I in the wrong. This is only a couple of loans but I need to see if I am in any violation.

Anyone Funding for Properties in the U.S. to a Non-US Resident living outside of the U.S.?

Is there anyone who lends for properties in the U.S. to people who live outside of the U.S.? I am looking to purchase a personal property in the U.S. but would need financing/mortgage.

Trying to refi rental house

I have two rental houses but I have been unable to refi them because of a high debt to income ratio. I used hard money to buy one and that loan is coming due in two months. I have been trying but I am hitting a wall. Can anyone offer any suggestions? I would like to refi for a year or two?

Barely qualify and have big dreams

I know this has been probably asked many times over but the subjects i found don't really hit a logical solution for me.

I have read deans books over the years and as i respect his ways they don't work to directly with me. I read a book years ago by Manny Khoshbin that for me made a bit more sense and have found merging the two concepts i can do amazing things.

My story - Due to my lack of a Master's degree and only a B.s. finding a job in my area isn't the easiest so my large income for a loan is a challenge.

Last year my credit store was an amazing 609 - As of last night 6 months working on it I am at a 707.

I currently have a room mate that has been very loyal and around sadly banks don't take that as income for the rent i pay so it drops me from making 35k a year to 25k.

I need advice on my next step. Heres where i'm at in my first REI endeavor.

1.) I have great Credit 750+
2.) I have a solid Investor committing 60k at 15% at the time of closing.
3.) I am a handy man with many tools and know how on basic home repairs
4.) I have my own cash/ cashflow to invest
5.) Extensive general contractor network.
6.) Construction estimating experience.
7.) I live at home and work only 4 days a week!

Here's where i'm having trouble and have not found answers after searching on this very helpful forum.

1.) all the banks refuse to offer me a loan bc I only have 1 year at my current job.

2.)Where do I start looking for homes? and how can I make offers if I don't have the financing from the bank to cover the difference?

New To DG

I am new to DG and got introduced through Tony Robbins. I was inspired by Dean's enthusiasm and quest to improve everyone's lives he touches not only through realestate.

So of course I downloaded the Free book and now here I am writing on this Forum.

I would like to know in your opinon what are the 3 things I could learn more about which would be the most influential to improving my Financing & Credit?

LLC with a foreign principal

Being Canadian and not being able to secure a loan in the US easily, I was wondering if banks will loan to a LLC with a foreign principal?

Anyone knows the answer to that?

Hey guys, I am just starting out wholesaling and I have been asked by multiple agents if I would be able to show proof of funding. Any suggestions?

We have multiple deals accepted for Buy, Fix & Flip properties, but due on going projects we are in need of Private Money. We will pay 12% to 15% APR depending upon term
& amount. We will record you as the 1st Lien Holder on the property. We will pay for the remodeling/repairs on the property. We have successfully completed 81 profitable Buy, Fix & Flips in our own small town of Beverly Hills, Fl.
The latest completed project was purchased for 32.5 K;
2 K was paid to Valerie for using her purchase money for about
1 month; the property was purchased in mid October; underwent a complete remodel & has a sales contract for 79 K which is closing next month.

Mortgage Broker in Chicago

Hi DG family,

I just joined a few days ago and can't wait for the No Money Flip course coming up.

I was wondering if anyone can recommend a good commercial real estate broker in the Chicago area.

There's a mixed use property for sale and the buyer only has 10% down but for commercial mortgages you typically need 20-25% and I need a good broker to make this deal happen.
