already own a home
April 29th, 2008 | posted by Cindy REII already own a home and it is now for sale and have a contract on it. I want to find a lease purchase but really don't know how to ask the owner a question about the clause that is supposed to say about being able to re assign. I am afraid the original owner will say no way this is supposed to be your home not someone elses. Or should i keep the lease purchase home and not re assign it to someone else? Thanks for your advice. Cindy

REI Club & Hard Money Lenders
April 28th, 2008 | posted by RinaI just ran across a website that lists REI Clubs throughout the country and also lists hard money lenders and other sources of financing. I haven't looked through in detail yet, but it helped me locate some REI Clubs (still 170 miles from me, but Oh well) that I might be able to get involved with, even if online. Just thought I'd pass it along.
The address is: www.reiclub.com
(Sorry, I don't know how to put it in as a link)

Trying to finance first home
April 24th, 2008 | posted by cpeterson1984I am trying to purchase my first home. My father has agreed to sell me one of his investment homes. The house appraised for $580,000. He only owes $416,000. I have good credit. My only problem is that I need to do stated income, because I'm self employed. Stated income loans seem to be vanishing. How can I get a loan?

Australian Mortgage
April 24th, 2008 | posted by rpHas anyone ever paid off a house using this method. I heard of it about a year ago but when it was explained to me the person said it is best for people who have huge cash flow. It is explained on this site http://freedmontmortgage.com/products/asset.htm
I am not associated with any of these sites or programs. I was just curious if anyone has done this and how they liked it. It is a very interesting concept and you can payoff your house in like 5 years. Let me know your thoughts. CBRPower I know you were looking at something like this as well so let me know your thoughts.

NEW - source for finding investors and/or lenders
April 23rd, 2008 | posted by AnitarnyI have been doing quite a bit of research and I came across this one
Its a site for commercial loans
It is called I bank and you can make an application that will be sent out to dozens of lenders at the same time. I did it last night and this morning I got back 6 replies. Full and/or stated.
It cost 149.95 but it may be worth it, that is your decision but read thru site and see it if works for you. One application and multiple hits
