I need a HML

I need to know if anyone on here or if anyone on here knows of someone that would want to do a $30,000 note. I would like to do a 30 year term around 10% with a 5 year balloon.

I need money for downpayment!!

Any ideas or are those terms just absolutly crazy?

Financing first deal

I found a property which i worth 170,000. The problem is i cant quilify for that amount. The owner owe's 25,000 on the property. I thought id offer him 120,000 now and 40,000 in a year with 10% interest. What are some ways that i came come up with the money to purchase can anyone help?

owner finance

Okay this is my first post.
I am new to investing, and my questions is on owner finance.
I found a Duplex for $429 the owner will carry a $200k @ 6%
The property is probley worth around $389K. (of course i will as for a lower price).
I have good credit over 700 fico and a good job for over 15 yr. with the same employer.
My question is do I get a mortgage for the $229? And if so what it be easy to qualify because am only asking for $229k on a property worth about $390K. Also how dose the $200k work in repaying.
Do I just add the 6% to make it a $212K that I would pay him back.

Helping a tenant build their credit.

Can anyone tell me how to help a good paying tenant improve their credit? I guess I want to know the steps to report good payment history to their credit report and how often should it be reported?

Ok....now that you guys have been furnished with tons of great info on cleaning up and repairing your personal credit lets talk about your business credit.

Establishing business credit begins by separating your personal credit from your business credit. That way if your business fails, your personal credit doesn't have to be destroyed too. In the reverse if you do not separate your personal credit from your business credit and your personal credit takes a down turn, then your business credit may also be negatively impacted.

Hi everyone. Had a question for everyone on here who has knowledge in the above.
What is low doc/no doc financing and how is it used in our investing lives? I am not sure what this is and see it all the time in lenders (institutional and private) advertising.

Pooling Private Lenders

Is it possible to pool private lending monies and if so is it legal. If you do not have enough money from one private lender to purchase a property and you want to use another one to complete the transaction.

Secondly, since using a private lender gives you more control than a hard money lender (because they have the control, how can one attract private lending other than friends and family? Are there ways to attract or advertise to private lenders.

good job bad credit

I have been a nurse for 8yrs and make good money. My husband has also had the same job for 8yrs and also makes decent money. We only have one dependant and together we make a good living. Our credit is horrible from medical bills and a bad loan. I had developed a heart problem which required surgery and caused hard times for approx 2yrs. Now I am better but unable to buy a home. I feel I will be stuck renting forever. I have debated bankruptcy but I heard thats worse. Is there a way to make my dream come true and own a home?

Monthly Payment

Stupid question, but I have never been able to figure this out.
How do you calculate a monthly mortgage payment given the interest rate, the life of the life of the loan and the sale price?
