Making first wholesale offer
January 24th, 2015 | posted by BNB PropsI'm trying to start wholesaling but I'm trying to find the right wording for the clause looking for a longer inspection period so I can find a buyer and they can pay the EM.
I wondering for a contract if this would be ok and cover my butt if I need to back out for some reason.
BNB properties (which is my llc) and or assigns
Contingencies--
Subject to partners approval
Subject to --(some sort of financing exit clause I just don't know what would work best)
Earnest money--
Earnest money shall be paid within 10 business days from acceptance.
Or EM shall be paid at closing.
Is that enough to cover me. I'm just trying to be safe and cover everything. If I'm missing something important let me know. Your imput would be appreciated that's why I pm you

Questions about contingency clauses and EM

Not try I have to or we are going to lose everything. I have realtors in place. I cant afford to lose any money so what would be the best contingency clauses.
Also is it best to put earnest money in an escrow account to make multiple offers on the Mls. Any help would be appreciated

Low earnest money deposit with agents

I have a question about wholesaling when a real estate agent is involved.
When doing this through an agent, how do you do to pay the lowest earnest moeny deposit possible? Agents will usually want to see higher deposits, since they believe it increases the chances that their clients will sell the house, when in reality it changes vey little. Is there anything in particular that you say to convince them to take a very low earnest money deposit?
I dont have more than 300 dollars to use, but have seen ggeat opportunities form my agents. I dont want to miss them because of the fact I cant make a big deposit.
I am looking at houses priced from 170K-400K. In this cases my deposits would be tiny, so I really want to convice the agent selling the house.
