So just wanted some insight on this, i've been researching properties for potential distressed sellers,and vacant listings. For everyone I research I run it on the tax assessors file to get an idea on value to compare with what it's listed as by the seller.
I'm surprised to find some are right on the money, and some WAAAAY over...30,000 to sometimes 60,000 over. I try to get in the mind of the person with the property, is it an emotional connection that what they have is worth more?? Are they hoping an uneducated buyer will negotiate TO FMV, thinking they're getting a deal?
Right away I want to shy away from the listings super high, in their mind by the time I break it down to an acceptable offer they could be down right offended right?? (i wonder why they haven't sold in 162 days...lol) but I won't shy away, either way I plan on reaching out if not for the hopes of a deal, well maybe who knows, but for the learning experience as well.
