Getting the Realtor
Does anyone have a template or example of what they send to real estate agents via email to get them to send listings? I've sent out a few emails after speaking with a few realtors over the phone, and have received any listings yet. I could either be impatient, need to send more out, or I'm sending the wrong things in my emails.

How much to offer
What happens after we make an offer discounting the asking price by 20%. We find that the property needs more than 20% in repairs.
At what point do we tell the realtor that we would want to assign the property.
