Role Play on next training
Hey Dean,
How about some role playing on doing an assignment.Role play some key points such as:
-Your first phone call
-Putting in the offer
-How the contracts are going to be handled
-How the commission is going to be paid out.

REO's How to find them
I tried Joe Jurek's way of locating REOs by contacting bank's and asking for the asset manager. What a joke! All the REOs are now posted on the bank's website and are listed with a Realestate company. How long ago did Joe Jurek locate REOs like this?If this is out dated,please tell us how to find them using techniques in the present. Liz S

ASSIGNMENT SELLERS, SELLERS AND MORE SELLERS!
I'm going after an "Assignment" deal initially. I've isolated a couple of buyers to take deals to and one private buyer in my personal network. Starting to seek a "seller(s)" now and I have zero money to go with the automated systems until I do a deal! Any additional suggestions you or Matt or other students might have come up with will be appreciated! I'm going to call "houses for rent" and FSBO's initally, following your book and advice your coaches have given me on the telephone hot line to the T"! I love these weekly blogs!
Clarification in reference to Realtors
I am getting so much opposing info in ref to working with a realtor or not working with a realtor. I had an investor get angry with me when I told him that I was working with a realtor.
I am a procedural type of person, I have located 8 properties I would like to make offers on but NOT clear on dialog, paperwork process, who pays what, and everything else I need to know.

what is a fare % of the deal to give my realator #1- if i find the property and see looks at it and puts in an offer that is excepted
#2- if she finds the deal looks at it and puts in the offer and its excepted and the deals go through i was thinking 3% if i find it

How to find buyer's and seller's and what do I say to them
My thing is what do you say to a buyer when they call and ask you questions. Do you tell them to make the deal? And yes I do think that if we could get samples on the forms that would be great!! How to get around all the Hooey...........
I have put ads on craigslist and other free ads and came up with a bunch of people trying to sell me into scams that I have already lost money on.
I am mostly structured but can also talk to people but when it comes to, just do it, I freeze and don't know where to start. I live in Southeast Michigan. YUP all kinds of Nay-sayers but aint stoppin me. We live paycheck to paycheck (barely) and have been talking 'bout real estate for years. Help us get over the hump. I know that Birddoggin is a good start and I have sent properties to a couple people and I havent gotten any calls back and no money. How can I stop the BS and find the real people that I can get started with.Yup everything that everyone else said....pretty much.

Identifying a Great Deal, timing & ignorance.
How to really identify and actually calculate (on paper) a great deal, one that is worth pursuing, one that will put you at the best place for getting it locked up. And, how long after I recognize it as a great deal, do I have to determine my strategy. Example, do I tell the potential seller that I will get back to them the next day after I have had time to review it? Example again, will I peruse lease purchase, assignment of contract? In my profession, I can determine the direction I need to go in under 5 minutes of talking with someone and asking the right leading questions. This will talk me a while to get good at, and I don't want to linger to long and lose a deal with my ignorance of the topic. HELP!

Thanks for another great weekly video blog. I certainly agree with your comments that we either like structure or we like variety or independence. I have pretty much found my home somewhere in the middle. Reading instructions on how to assemble something, I will tend to read only until I feel like I can take it from there. I will then learn the rest through trial and error. To paraphrase what someone said, "without structure there will surely be chaos". However, some of the most creative minds in our recorded history have flourished in a setting where they were left to their own instincts. As for me, I will continue to adapt as I go along.

I think scripts are helpful, both for telephone messages and for use in letters or e-mails.
I’m a bit late this week so it looks like some very good topics have already been suggested.
I’ve seen quite a few comments concerning whether something is legal or not in one state or another; contract assignments, for example. In some cases, one realtor will insist that "You can't do that in this state, it's illegal". Asking the next professional might yield the following answer, "They're mistaken, it's perfectly all right, and it's certainly not illegal". For those who have difficulty with cold calling their state real estate commission, maybe some help or direction could be made available.

Real funding sources
Hello Dean,
It would be great for those of us who cannot get into SFL or pay our way into Success Academy at the present time , to be able to locate REAL funding sources. It doesn't matter if they're Angel's or VC's as long as they are looking at the deals and NOT credit scores as their determining factor in moving forward. In this economy, it has been painfully difficult to locate ANY true funding sources and to top it off there are so many scam artists who claim to be "money brokers" that it's hard to trust anybody. Time is of the essence for a huge amount of us and we simply don't have the time to waste on these phonies.

punching the pavement is not a problem for me or for alot of us I would bet It is the contracts and what line 2 means (Just a for instance) I truly don,t have a problem with chasing the deal It's when I get one closeing it and doing it without hurting me or the other guy (Lease ops. and Rent to own ) is what I can do right now so If you can tuch on these it would be great and thank you for this sight .Rodney

I have read every post on this subject...WOW! A conference call can only hold so much info. but overwhelmingly there were 3 main topics that kept coming up in the posts.
1. Assignments/Lease Options
2. Buyers
3. California
Some of you may think sellers are a big deal too, but......if Assignments are covered in STEP BY STEP DETAIL then sellers will be addressed in there also.
Buyers are separate because there are so many different kinds and different ways to find them and sooooo many options but that's just my opinion.
I think Cali stood out to me because I have seen comments on many many forums about how complicated real estate can be out there. My heart goes out to you. I really think you need and deserve your own conference call for even trying Deans system!
My personal vote is a call on Assignments and Lease Options in EXCRUCIATING DETAIL from beginning to check in hand.
That's my 2 cents. I look forward to the call.

Dean thanks for this week's blog. Unfortunately I am structured and variety. I like to have the instructions then after I learn it I want to take it apart and see if I can put it back together better. The one thing I need to know is how do you take that first step. I am living with someone that if I was to lose money on my first deal she will say what she always says that this is a scheme. I have been listening, reading and studying everything I have. I missed out on the Set For Life deal, Both times you offered. We have a deal in our house that we will not spend over $100 without getting the others ok. So I am kind of stuck in a tug of war between what I know will work and what I am being told from her that this is a scheme. I finally got her to read one of your books and it didn't seem to empress her. She says that that is what a real estate agent is for and we do not have a license. I am just not sure on how to convince her. I know I will do something soon without her but would enjoy having her by my side to keep me in line If you know what I mean. Thanks for the blog. It was very helpful in a way.

I want to know the best way of funding the following: find an Forclosure homeowner thats obviously behind on payments..gonna take the house for lease option for another person..WHERE HOW DO I get the money to get them caught up fast enough? Theres a small portion of time between having a new rentee give me a deposit then getting the homeowners to move then get all payments current and fix up the house for the new homeowners?? How do I fund my first Option to buy..getting homeowner caught up and house fixed for new homeowner..its always money Dean..thats always the issue.
