I keep going back to something you said last year, that if you haven't had success yet, you just haven't turned over enough stones. It is true.
I joined the Success Academy in June, worked for months making a buyers list, joined an awesome REI group, found a fantastic agent and contractor, buiding that important team - made dozens of offers and guess what!?
I have closed on not one but two deals! One house I'm nearly done rehabbing and expect to make a killing and the other I immediately found a couple to lease/option (on Craigslist!!) Profit coming in each month some big dollars when they buy.
Anyone can do this; its true. Just keep on trying and learning.
Yes, next year I'll be entering a video and hope DEAN TAKES ME AWAY!
And, YES, I'd love to see those foreclosures deals made available.

Dean, I went out to find me a Real Estate Broker to partner with, an old friend of mine, and to my surprise, she did not no how to handle a IEE Buyer.

Let me tell you the story, if that is ok, in the last day or two I ran an ad on craig list and got a buyer with bad credit, on unemployment, been in Texas 2 weeks but has $6000.00 for a down payment.

My New Real Estate agent, said I have nothing.
I have not talked to a Real Estate Attorney yet, that is in my plans, also need to talk to my banker for back up of money.

What should I do at this point.
