i grew up in staten island and never realized how close phila. was until i went there about a year and a half ago. pretty cool town..and felt like a nice place to be (mostly)...how'd the RE market hold up there? sorry, i got carried away, it was only supposed to be 2 questions...any way, look forward to hearing back from you.

I think the market in Philly is great, theres a lot of rental demand and lots of properties below 100k that you can get between 200 to 500 of positive cashflow a month. Im right now in contract for a single family property for 52k and positive cashflow of $350 a month and $27k of equity hop to close this month. The properties in Philadelphia didn't decrease in price a lot the past year compared to other areas of the country.
The thing i'm doing in Brooklyn is waking around my neighborhood in Bushwick. In a day i find btw 15 to 18 2-3 families for sale most of them are listed with brokers and the price is to high for a 3 family but you never know how low they can go so i call them to see how long they have been on the market etc., but the ones that i liked the most are the ones for sale by owner, I'm still looking for i good deal but saturday i find this property and the owner is really motivated to sell so im gonna try to structure a owner financed deal and see if he accepts.

In reading the comments, I realized that while we all have the desire, we also need to create some structure that will enable all of us here to become as successful as we want to be.
Let's start with our investment team. As Rich Dad said, "Business is a team sport," so let's get start on building this team.
I'm looking for a good lawyer in real estate and a CPA. For us, it would be great if they are also investors as well because then they would give us better advice. So anybody here have a referals to make to the rest of us?
