Buyer gives me their house

I found a lease purchase buyer for my second property I picked up this year. I'll collect $5,000.00 down payment, $650.00 pro-rated rent for this month. I'll collect $1,300.00 for next months payment. All of this is cash in the bank since I did not use any money to pick up this property. My first payment is not until May. So $6,950.00 in my pocket before I have to pay out a dime. That is not the best part. My buyer is also giving me their house via a lease purchase. I am not paying them any money down. I'll be able to collect a down payment once I find a lease purchase buyer for their home. I will also collect positive cash flow for the next 5 years. Why can't the recession last another 10 years?

1st House for 2012 GOING - Signing papers tonight

I picked up my 1st property for 2012 beginning of January. I paid the owners $1,000.00 for the February payment, since I was not giving them a down payment. Tonight I am signing a 3-year Lease Option with a family. I will collect $3,750.00 down payment. I will also collect $460.00 pro-rated rent for February. Minus my $1,000.00 down for the February payment I made, I will come out $3,210.00 cash in hand. I will also collect $150.00 positive cash flow for 3 years. If all goes well and they buy in the end, I will make an additional $14,000.00.

2nd House this month. No cash out of my pocket and no bank involvement!

I've picked up my 2nd property this month. I picked up a 3000 sq. ft home that sits on 2 1/2 acres in the middle of town. House in not in need of any repairs, it is not a fixer upper. I did not have to use any money to pick up this property. I also did not have to obtain financing. With no cash investment, I have the ability to profit up to $7,500.00 immediately as well as to provide a positive cash flow of $400.00 monthly for 5 years. I'm looking to pick up at least 18 properties total this year.
