This is a question I recieve all the time. Here is the honest truth. Nobody has all the answers and anybody who says they do are simply lying to you. There are times when I get posed a question from a potential seller or buyer and I don't have a clue as to the answer. I have always looked at this as a great thing. It forces me to go do some research and get educated. Which in turn makes me a smarter and stronger investor. It's part of the growing process. I would say if you aren't getting a question here and there that stumps you then you're probably not increasing your knowledge.
When I ask people why they haven't taken action in real estate yet I often hear this as an excuse. "I'm not educated enough." "I don't know everything yet." "One more book." Don't let that stop you or slow you down. You will need to get a good education, true, but you don't need to be able to author books to start your investing career. Experience is the best teacher. Go out and mess it up a few times. You'll learn especially quick. It's no big deal. You can gain about 70% of the knowledge you need and find out the rest on the way. It's part of the adventure.
Investing is an art and like any art it takes practice to hone your skill. You can read all about painting, dancing, playing guitar or any other art. You can listen to conference call after conference call. You can read the forums for hours, but until you put brush to canvas or pick to string you're not going to be great at any of these arts. So get out there and put offer to contract. Practice your art.
