Back in March (on the 21st and 23rd), I attended Dean’s free Live Training Webcast (if you haven’t seen it I highly suggest you do) and a couple of topics that came up stuck with me. One was the “Unfair Advantage” that the DG family shares in the REI arena. The other was Dean’s suggestion of being a “Full Service Wholesaling” investor. I believe, right now the “cash buyer” has an unfair advantage in the Las Vegas real estate market. It’s an all-out feeding frenzy that has nudged out the average and first time buyers that just want to get a good deal on a house to live in. All the good deals get cash offers thrown at them so fast that the bank is now having a hard time keeping up with the demand here. This is good for the banks on one hand because they get to move their bloated REO inventory, but on the other hand the banks still want to finance properties if they can but it seems to take considerably longer to move a property that way.
After five long years, I’ve finally decided to begin my journey as a new real estate investor. However, just by having friends that are deep in the Real Estate market, I think I have stumbled on a way to further the unfair advantage of the cash buyer while diving into full service wholesale investing at the same time. I have a friend who happens to be an office manager for one of the biggest mortgage banks in the Vegas Valley. I stopped in to get his take on the market so I could gain a better insight. When I shared with him my plans, he told me that I will do great in the real estate market and he went on to say that he could help by offering to optimize the cash buyers leverage by unlocking the cash they invested in the properties they’ve already purchased. He talked about the many dilemmas that most cash buyers have when they try to Refi their properties and how he knew ways to help them when most banks won’t.
While he was talking, the light bulb over my head was glowing at full capacity and my head was spinning with all the different ways he shared with me that his bank could help cash buyers. Ways that other bankers seem to be reluctant about. This is Full service wholesaling to the max. No I don’t get a kick back (he made sure I knew that it was illegal and he would have no part of that) not even a finder’s fee, but if I can help you (with my networking connections) pull out the cash from some of your properties so you can maximize your profits in order to invest more, I’m sure you wouldn’t mind being placed on the top of my buyers list would you? Oh and by the way I am also networking with another good friend of mine. He has been a top performing real estate agent in the valley for over 18 years. I believe that networking is one of the best ways to succeed and the DG family of investors is one of the best by far. I know this is so all of a sudden for me, but after being on the sidelines for five years, I’m getting into the game the only way I know how. I can still hear my tenth grade coach yelling, “Go Hard or Go Home!”
