Just over two weeks out of the boots on the ground training and wow has it opened my eyes. This community is what every serious investor should be a part of, it is a true one stop shop that seems to constantly grow. Every piece of info or experience I read I feel learn something. In hopes to help someone else in the past two weeks I have been working some deals I already have, revisiting some deals I found but never did anything with, and been telling everyone I talk to that I am looking for property.
I have one property that I have had under a lease with an option to purchase for 5 years that expires in June. My plan was to not exercise the option due to value, maintenance, and debt owed. Instead of giving up on it I figured I would give it one last chance. I have it listed Rent to own to pass on the maintenance to a buyer that is willing to take it on, and have contacted the seller to renegotiate terms since they want to let it go back to the bank. I will keep you posted on how it turns out.
One property I am exited about right now is one I looked at last fall that has come off the market but was still listed on the county web site as bank owned. The property hasn't been touched since so I called the bank they said they did not own it anymore. I then called the nice people at the county who told me that someone had purchased it. I was excited to get the potential future buyers name which they gave me. They also gave me the purchase price. I found the guys number online and called. He hasn't had time to get to the property so I made him an offer. Keep your fingers crossed for me and I will let you know what happens.
In talking with everyone I have found myself an awesome bird dog in another promising city. He sends me all kinds of properties that he would love to buy if he knew how. I am planning on meeting with him to give him a little training so he gets real good at finding deals. Good luck everyone and thanks for reading.
