Legal Notices - Check them out, Don't wait for Auction

Checked out a LEGAL NOTICE in the newspaper today about a foreclosed property near my house. Driving by the address in the notice I spotted a car in the drive and two ladies sitting outside under the car port. I stopped to talk with them about the foreclosure status of the house. They told me that the ex-wife no longer wanted the house and just quit paying on it and walked away. The ex-husband along with other relatives planned to catchup on the back payments and buy back the property. I was so glad to find this out because I learned two valuable lessons:

Lesson 1: I didn't waste 2-3 weeks waiting for the property sale to be auctioned on the court house steps. No prolonged anticipation, no cancelled auction frustrations, no research aggravation.... time saved.

Lesson 2: If you are an investor and looking to buy properties, let others know. Investing is one of those sports in which you need a team of experts. I the seller had known that you were ready to buy, the homeowner's immediate needs would have been met and you, the buyer, would have struck a great deal because of this motivated seller.
