I just happenned to call an agent about a property that caught my interest. When he returned my call he indicated it was a short sale(the real estate agent that is selling the property). This property looked pretty nice; a small 3/2 apprx 1240 sq ft in a decent neighborhood. Asking price 59,000. My intention is to hold a property under contract and assign it to another investor or do an instant equity exchange to another buyer. The more i do my due diligence, the better this deals looks! Is there anything i can do in this deal, since i do not have any investment capital and i am just getting started in real estate after reading Dean's book? I'm not sure about short sales without cash of my own. Can someone give me any insight? I would greatly appreciate it!
