The first thing I can tell you is don't get discouraged! Keep making those contacts! Work on a list of buyers and fellow investors. What good will it do if you find a deal and can not sell it?
Did you read Deans book? There is some info there about ghost ads. Try those on craigs list for buyers and sellers. This process takes time. Find a realtor that can supply you with houses that have been on the market over 90 days and start making offers. Read Deans book again about assignment of contracts and how you can put a house under contract and go to your buyers list and assign it! The more you DO the more you learn. If one strategy is not working go to another. How about people in pre foreclosure that have equity? Get the list of people who have gotten default notices(foreclosure)from the county courthouse and find someone who needs to sell to prevent foreclosure. Remember having buyers ready is key. Building your buyers list never stops and at first it takes a while Keep at it, most people give up because its not easy or everyone would do it right?

Thanks for the advice. It really does get hard,but I have my buyers list. Even sum people who just want to rent. Im going to take what you've said into consideration & try to continue to stay motivated.Once againg thanks!!!!
