i am looking at my first deal in ayden, nc. its a 3 bedroom 2 1/2 bath town house in a very lucrative location. i am speaking directly with the seller/owner. the going price on the townhouse is 50k. i want to assume the payments to the house, and the owner is willing to work with me with me. i wanted to know, if either a lease option or just assuming the mortgage is best in a deal like this. i want to make this a no money down deal because my credit is not that great. i also have another house in line waiting to be seen this coming week. i am only focusing on lease options and assigning contracts. assuming the payments on this townhouse is my goal. can you provide me with some direction.
i would appreciate any advice or strategy i can use to obtain it with minimal resistance as possible. thank you in advance for your time and consideration. hope to hear a reply at your earliest convenience. the deal happens today.
