In regards to your tax question for Indiana vs. Kentucky, I would guess when they are stating that the taxes are higher in Indiana compared to Kentucky they are probably referring to the proeprty taxes you would pay on a typical property. Sometimes you have to consider various other factors when looking at a potential deal.

If you are considering buying and holding the property for future income, as long as the revenue exceed all your expenses it would be a positive cash flow property. The more positive cash flow the better. You should also consider the price of properties and the terms in which you could acquire them. I hope this helps. Good luck with real estate investing.
