I need a HML loan that doesn't require a down & will fund the rehab also. My offers are submitted at a factor of 58%, minus repairs and I'm well below the 65% LTV. Has anyone found a Lender that will do this.

I'm a newbie with lots of determination to succeed in my venture as a real estate investor. Wholesaling properties is my current focus. I have a plan for success and my first step is building a quality buyers list of investors who can and are buying NOW! I would love to add anyone from my DG family who is interested in purchasing properties at 50%-80% of value in the Raleigh / Durham area of NC. Let me know if you are interested and I'll get your info.

Just thought I'd throw these out there for those that are having a hard time building a buyers list. I know it's not much, but every bit counts, so yeah I hope it helps.

1. Go to a local real estate club

2. Go to a public auction

3. Ask a renter for the properties he's interested in

4. Look for the "I buy houses" ads in the newspaper

5. Go to craigslist, backpage or any other websites that have ads

6. Look for the "we buy houses" street signs and give them a call
