I have yet to start trying to make a deal. I am still reading and re-reading to make sure I am prepared. I was just wondering, in others opinions would I benefit from trying to team up with someone in real estate investing or should I try to go at it on my own. By team up I don't mean as in agents and brokers, but other investors to just share efforts and knowledge.

Louisville, KY - Investing Partner

Hi my name is Rafael and I am looking for a Real Estate partner to work with in the Louisville metro area who is a DG member.
I been studying Dean's books for quite sometime now. I know how to locate good deals and make offers 30, 40, 50, or even sometimes 60% off the FMV. I also know how to market these killer deals in order for an end buyer to take it and close quick on it.
The only problem that I have is getting the property locked up under contract since I have never done this before. I've seen the contracts before but never quite understood what to fill out in the blank spaces. It can also get very confusing when filling out more than one set of contracts.

I'm a new investor building my power team. I'm having a difficult time finding a broker to work with. I've contacted 12 offices with no takers. Did others in Chicago have problems. I appreciate any and all suggestions. I refused to give up but I am getting frustrated.

First Sherriff's Auction

I went to my first county sherriff's foreclosure auction yesterday and spoke to two different real estate investors there. I was told by one investor that there are over 10,000 pre-foreclosures here in my county, and there is only 1 auction a week...they only auctioned 3 properties yesterday! At that rate, who knows how long these properties will be hanging around. I also met up with another investor who put me in touch with his real estate agent and said she runs a REI group with many connections. I left her a message today to let me know when their next meeting is so that I can go. I was told to have my agent send me an "Auto-email" on all new active, under contract, and sold properties so that I can evaluate what is going on in the areas that I want to get involved in.
