I'm new to real estate investing. I just finished reading Dean's book "Be a Real Estate Millionare" and still find myself full of questions. I am looking for advice on how to make initial contact to a "for sale by owner". I found three potential deals today and want to make contact with them. What are some of the important questions to ask the sellers?

The Real Estate Warehouse is looking for partners to invest in the great state of Florida. Currently we are receiving 20 – 30 leads (tenant/buyers) a day thru our marketing efforts, but we need partners to service this level of action. All properties will be sold on a 12 month lease option with a minimum profit of $40,000 on the back end, $4000 option fee on the front side and $400 a month from rent.
