This one I have less than 30 minutes into. It was just a marketing fee deal that I supplied one of my buyers to one of my wholesaling associates. I did two like this last week! Anyway, I made $1500 quick and easy. I spent more time driving to the Keller/Williams office to get the check from my seller than it did to do the deal!
Here is what is great about this business and actually networking face to face! I was checking on one of my rehabs when I got the call from my seller to meet him at this Keller/Williams office, they were having a Christmas get together with some "munchies" and drinks.

Being my first HML, I switched from one lender to another because terms were better and it backfired. Good thing I bought it with enough equity to be able to absorb the cost.
Its a 1751 square foot SFR, 3/2 on a 7200 square foot lot in a nice neighborhood with good schools. Needs $11K in repairs. Appraised for $315K. Bought for $199.5K. Total holding costs will be $47K for 3 months. Its a Fannie Mae, so it records on the deed it can't be sold for more than 20% until after 90 days.
So, profit potential of $57K minus any buyer's closing costs and seller's closing costs we'll pay.

I closed my latest deal on 11/15 and I wanted to spell out the details. I am building a rental farm in Atlanta Ga compromising of single family homes in blue collar areas. The house that I closed on this month makes three in the area so far. My goal is to purchase ten of these homes, have them all rented, package them up and sell them to another investor.
A seven unit apartment

There are six empty units currently. The property needs some work on it but there are at least three units that would be rentable with some clean up and minor repair.
We are going to approach the seller to provide owner financing for the full purchase price with very favorable terms. We would agree to do repairs. It should cash flow with just the four units rented. We can use the cash flow to renovate the other units and expect to have a good positive cash flow within couple of months of acquiring possession.
