My first offer was accepted!!

I just made an "offer to purchase" on an older 2 bed 2 bath,for $16k. The owner accepted my offer and we sat on chairs in the front yard and filled out the purchase agreement. I locked it up for 60 days,and used the form I downloaded straight off Deans website.(and / or assigns). I went slow and explained exactly what I planning to do and She understood and agreed.

The property needs work (roof, siding and front porch.) It "Comps out" around $43,000. I plan on using the "Assignment of Contract" strategy that I've learned from Dean's book. I plan to get it out to my buyers list at 19k.

Anyone interested in SAN DIEGO properties?

This economy is starting to hit the people who were previously well protected. I've got access to pre-foreclosures in La Jolla, Del Mar, Mission Viejo at 30% under FMV. These are bigger $$ homes, $750K - $2MM+, so you'd need to have either cash or the lender approval letter at the ready.

There are some good foreclosure deals in those areas as well; the lenders want to clear those foreclosures as quickly as possible (for obvious reasons) and I have a "DIRECT LINE" to several 'Asset Reconciliation Mngrs'.

I got impatient, so I bought a property

Greetings all,
I just wanted to drop a note about what can happen if you are impatient.
I got tired of reading, I got tired of studying, so I decided what else was there to do, but go buy a house. Last week I found ads from what appeared to be REO buyers who were doing fast flips in my area and started doing drive buys to take cursory looks at about 15 properties and built a short list of 6. Since I was still learning about REOs I decided to look for properties that others had already bought from the banks.

A little Action, A LONG WAY!!!!

SO FIRED UP!!!!!!!!!!!!! Long post but so excited couldnt help it!

After Conference call I went into total Real Estate overdrive!!! I started doing Real Estate at the J.O.B.!!!

As I was studying Deans book about buyers I noticed in the paper a duplex being sold for 30K. In my neck of the woods... unheard of for that price so I called them while I was working, which was about 7pm (work 10 to 10... yea 12 hr shifts).

Made my first call today and would like an evaluation on on the situation.

The woman I spoke with had her town home up for sale with a RE agent for 3 months. Just as Deans book said, the RE agents did not do anything but put it on the MLS and put a sign in her yard. Nothing else..She didn't get one hit, so she pulled it off.

As I talked to her I was jotting information and asking questions right off of Deans "Determining a Sellers motivation" section of the book.

A good days work

Hello everyone,
I have a few good years experience in real estate investing. Like many of you I have had my ups and downs. I found my niche buying and selling vacant residential parcels in existing platted subdivisions several years ago. When the economy turned the contractors stopped building new homes and I stopped selling parcels. It has been three years since I have sold anything.

THAT ALL CHANGED TODAY !!!!

Since I am one of the senior members on this site I am not sure that alot of you will get this. The term "The early bird gets the worm" applies in my situation. I have been following two properties for quite some time. I followed one for eight weeks and the price has dropped to one third of what any other property was selling for. I called today...finally...and it is under contract...probably with another of Dean's Investors. At one point it was going for $125,000 and the last price it was offered for was $43,900 and who knows what they offered on it!

Help Found A Motivated Seller With 3 Homes

Advice Needed : Trying to make my first offer

I have a buyer interested in a downtown condo. I did find a REO which I think they might be interested in. Now here's the problem:

If I make a offer, and the offer gets accepted, but the buyer isnt interested, and wants to keep looking. ...I dont think I can find an other buyer for this property because this is high priced, exotic condo and I dont know anyone else who is looking for similar units.

So, I dont know where to start. Make offer, if accepted, show buyer, if No... proceed to make offer on other one & so on???
