How to Make Money on the Backside of Your Offer

I am always trying to figure out how to get real estate at a cheaper price. The price you pay for a property is absolutly crucial. Knowing that, one of the things I do all the time is get a reduction on the price I offer. Here is what I do. This works almost everytime, come to think of it, it has NEVER failed me. I have even gotten it to work on foreclosures which are bought "as is". Although I have done this at least a dozen times, I will use the most recent one as an example. About 3 weeks ago I had an offer accepted on a bank owned property (foreclosure) for $56,000.

Would like some advice on my first pending deal...

Hey everyone, I was wondering if I could get some opinions on a scenario I'm considering. This would be my first deal and it would be to buy a property and rent for cash flow. To get started, I may have to fork over 3% - 6% of the loan just to get a mortgage. I have good credit (over 700) but apparently the lenders my broker use may not budge on a down payment; and they have over 40 different lenders. I've also been told with the current market and new mortgage policies, I can't take out on the equity right away.

SOLID Deal- to make millions- short on cash- NEED HELP

Below is a proposal on a piece of land and an opportunity in a location in Tennessee that is growing fast. I need help financially and knowledge. Millions will be made, i need about 750K to get our hands on it and some working capitol. 250-500k to start the developement which will be recovered rapidly. Plan is based on the sales of other like projects in the area.

My husband and I have been searching our small town for good deals. Things here in Montana are rather backwards. Everyone believes you should buy a house, rent it for a loss, then, in a few years, sell it for a substantial profit. I, unfortuantely, can't subscribe to that way of thinking! So, I finally found a realtor that is investment minded and he is doing an amazing job helping us out.

How I turned my skills into a $200,000.00 Apartment complex

Hello guys well here is my latest.

I do computer work by trade and I have a home ran business for computer repair. Well I had a guy contact me las week about building him a new computer.

After talking with him several times I found out that he owned a run down or rather somewhat undesirable 6 unit apartment building. He said it was in an ok neighbor hood but he just didnt want to be bothered with it anymore because he had not made any repairs to it in years.

About a year and a half ago I hit the jackpot all at one time. I believe in putting in a lot of offers and letting the law of averages take over. Well, it almost back fired on me and I was forced to get creative quickly. I had about 5 deals accepted all at one time. Now I could have passed on all but one of them by executing my escape clause but all of these deals were pretty sweet. The bad thing was that they all needed rehab accept for one. Anyone playing the game knows that 4 rehab projects at once is a problem when you are out of money and the mortgages are due in 30 days.

How many deals have you done?

I am new to this site and so far the info that I am seeing seems pretty good. I am very curious on how many deals some of you have done so far in your investing career. Especially the "Inner Circle" members. I am trying to get a feel on who is teaching out of theory and who is teaching out of experiance. That makes all the difference! Inner Circle?

Finding The Top of the Rental Market

About 2 years ago I bought a small 2 bedroom house that needed some cosmetic work in a small town about 30 minutes from the nearest metro area. This little town has 3700 people living in it. When I bought this house I paid $26,000 for it and I asked my real estate agent what she thought it would rent for. She said "you should be able to get $325-$350 for it". I trusted her opinion because she owns several rentals in that town. This house sat on the market for a year with no offers. It just seemed so cheap to me and it looked like a solid house.
