I Got My First Phone Call....Now What?

Yes I got a call from my ad. This guy would like to find a lease option, recently divorced, credit score around 600ish (I dont have that info yet), he can spend around 2500 to 2700 a month. Now heres the question. Do I start looking for lease options with his needs in mind so that I can sell or reassign it to him? What is this called again? And do I need to be an agent to find him a lease option? If I find him a house, I get the lease option for myself then turn around and sell it to him? Am I correct?

About 3.5 years ago we decided to buy a rental house for a longer term investment, in an area a couple of hours away that had an active market. By looking on line at listings we selected a Realtor and paid them a visit. We looked at 5-6 houses and picked one that seemed to have the best potential. It was a typical 1948 house, 2 BR 1 Ba, and a double garage, on a modest sized lot. The asking was $49,000, and it was a FNMA repo that had been vacant several months.

I Am Finding Way Too Many Cashflowing Deals!

Ok, I have a problem and I need some help. I am finding way too many deals that cashflow and I don't have the time to close on all of them. I have bought 10 houses in the last 10 weeks (actually I have more that are locked up and waiting to close) and I have come to the reality that I can't close on all of them. That doesn't mean I won't still buy all of them!

first deal

I am ready to buy my first investment property and have found one in my price range that I could buy & hold and rent out. The only problem with this property that is making me very reluctant is that first it's listed as a 3/2 but the upstairs is like an attic type with 2 of the rooms having very low cellings. One of the attic like rooms is extremly small and its celling is like an A shape. And the other issue is there is an added bonus room at the back of the property that seems to be built well however I am not sure if it is permitted. if its not will i have a problem with that.
