I have done some researce on grants for small business and or housing. It appears that we could get grants for small business ventures such as ours. If this is posible that would give many of us the cash needed to buy the first house at a great deal and flip it or hold it for future income. If anyone has done this or has info on grants or perhaps a trusted web sight im sure many of us in the DG family would love to have it. Thank for your help and reading this. Have a great day!

Assumable Owner Financing
February 23rd, 2010 | posted by gcerianiWe had made a offer of $ 48K on on 2/2/2, 1600 sq. ft. house that was listed for $ 80K. It was rejected. A month later there was a REO across the street that got listed for $ 50,350. I called the agent on the 1st house & offered $ 55K to her property, & I would pay all closing costs, doc stamps, title ins., real estate commission, & taxes, if the seller would do 100 % financing. I said I would even have my lawyer draw up the mortgage(this way I could control the language & make it totally assumable). Because of the $ 7K increase on the offer & 6% APR on the loan,(30 yr amorization with balance due in full in 5 yrs.) they went for it...the best part is I can sell it with owner financing and let any buyer assume it...now that's a great marketing tool !

A great way to locate private lenders is by using postcards. You can purchase lists of high net worth individuals from mailing list providers (aka LIST BROKERS, I am willing to provide the names a a few of the better, more reputable, well established companies if you wish, simply PM me). On the postcard you can create an invitation for the prospect to call you for free information or to attend an information seminar about your real estate investment business.
