I've always been told to receive a hard money loan, you have to pay money up front. Is this true? How does all that work?

I am recently divorced with bad credit. I just bought Dean's book and would really like to take advantage of this time in my life when I can start out new and fresh. I am so far in debt that I think that the best thing for me to do is file bankruptcy since I see no other way. How will the bankruptcy effect my plans in real estate and should I do it or not?

Here's a challenge (with a reward) to all DGers! I am looking for people that will do some research for me. All you need to do is do some calling or going in to your local banks (sounding CONFIDENT, even if you're faking it! ) and find one that will do no-season refinances. You don't need to tell them your current financial situation or worry about your credit. Just find one that either does or is WILLING to work with investors on refinancing properties. If you need specific questions to ask them, I could put a list in later.
