IRA private money in public records

I found a bunch of properties that were purchased with self directed IRA accounts from Equity Trust in Ohio.
The individual's names are there but their address shows that of the Equity trust company.

How can I find the information of these individuals to approach them about private lending?

Do anyone know private money lenders or hard money lenders whos offering financing to investors in Massachusetts?

Do anyone know where I could get a technical analyst of my local real estate market? I heard that Trulia, Zillow, and other types of data that realtors use arent really reliable when predicting appreciation and real estate trends.

LEASE TO OWN??? What Should I do??? Please Help

Ok DG Family, I need some help here. I am new to investing and am working on some things to get my first deal done. I have a question though. I currently live in an apartment that had some flood damage, and we were able to get out of our lease without penalty. I have to be out by the end of march though, and don't really want to get another apartment. I feel like i would be wasting my money that way. I think I would rather look at renting a house, or do a lease to own or something. any advice?

Multiple Private Lender Approvals

I found a commercial property that I want to purchase and hold. I submitted my business proposal to 4 private investors and got 1 no and 3 yes replies today. The first investor offering 60% the other 2 simply saying they will send me their offer and terms by the end of the week. My question, if the terms are good and the math makes sense in the end, is there anything keeping me from receiving capital from all three investors?

Private Money Lender Contract

I am wondering if anyone out there has a good blank contract to use with your private money lender. I have an individual that is willing to fund deals but I have to have the legal paperwork side in order. So I'm turning the people I think would best and most quickly know or could send me in the right direction to get it. I appreciate everyones feedback.

Financing for 50% of your pie???

If someone offered you $1 million to $10 million in money for financing your real estate deals in return that person would want 50% of the profits-but you get to call the shots, what, where to buy, how much and you can flip or sell the properties without asking permission. Would you do it? Why or why not?

Lease Options Made Easy

I have attached the simplest Lease Option contract I could find online in the attached word document. The things I like about it are that it is simple, it is writable, and it has a notarized "Notice of Option" that gets recorded on title. The only additional change I would make is that if I was doing a sandwich lease option I would put in a clause that it was not sublet-table to the end Lease Option Buyer and just make sure you get a solid option fee.

It seems junior liens are to be treated equal to first liens in modification and short sale context.
The big loan servicers used their might to break their second lien status and the current administration seems ready to yield to their will.
