They post the criteria for the loan online, and lenders of all types, conventional, commercial, hard money, etc. look through the postings and if they can offer a loan to match the criteria, they reply to the mortgage broker. The website is www.scotsmanguide.com.
Investors can use this site to shop for lenders to fund their deals. The steps are simple:
1) Go to the above website. On the left side if you scroll down a little are headings for Residential and Commercial. If you are looking for a loan on a residential property, underneath Residential there will be a link called Loan Post--View Postings. Click that link.

Think about it--a person with money in their pocket, who wants to spend it with you, who will tell you exactly what they want, and is willing to pay you well when you bring it to them. It doesn't seem like it can get any better than that! But it CAN!
Having a qualified list of cash buyers is your gateway to other types of deals. Imagine the positive relationship that develops as you feed deals to cash buyers, who then make money on the deals that you brought to them. They trust you as someone who follows through with the things they say you will do. You have proven that your word is good.
Bank Seasoning Requirements

Banks come in two broad types: 1) Those that sell their loans on the secondary market and 2) Those that keep their loans to themselves.
Definition:
Seasoning: How long you have paid on the loan or owned the property. For example: If I have paid 7 months of a loan I could say I have 7 months of seasoning. If I have paid 3 months on the loan I could say I have 3 months of seasoning.

Lease Option on a property with a mortgage against it?
July 28th, 2013 | posted by Jake GoehringI looked for an answer to this, but didn't find one. Nor am I completely sure the question belongs here, yet it still seems to deal with financing, so thanks for the flexibility.
Can I sell a property I paid cash for, then took out a mortgage against, using a lease option contract?
I figure since the title stays in my name and if I pay the bank what I owe the bank, where is the concern in doing so?
I believe the answer is "YES" but some confirmation is appreciated.
