I only have a part time job & I have too much credit card debit(I'm trying to pay them off but you know how hard that is)Right now where I live there are a few deals I see on 2/1 or sometimes 3/2 single family houses that if I could just buy one I could rent it out for positive cash flow.I would love to get started this way in real estate if possiable & I sure want one for myself so should I try to buy one to live in first?

I remember hearing about the possibility of being able to use this as a down payment. Does anyone know if there is an element of truth to this?
I know that it is an $8000 tax credit which is applied to your tax return. It must be used toward a property which you intend on living in and you must live there for 3 years following. You also only qualify if you have not purchased a home in the last 3 years, while earning less then $75k/year. So long as you meet this criteria, you do NOT repay this credit.

Knowledge not only comes by hearing, but seeing also. I know what's mine, do you know where you stand? Just a form of information to my DG family.

If the subject was not a hint i am a college student and that being said living the impoverished life. I am extremely dedicated and will always try to make the extra buck. Other then getting a job, which i have but is not cutting it , what could i do in real estate right now that could give me money to put away and someday invest. Hope to here from someone soon!
Establishing Business Credit
July 10th, 2009 | posted by VernI'm trying to start establishing my business credit but the only thing holding me back is registering with DnB. What I have been hearing is they don't like home based businesses very much and you need a separate phone line for the business (which isn't an 800 number.)
My problem is that I work all the time at my "real" (for lack of a better word)job and I might not be able to answer their call and I don't want to ruin my chances.
Has anyone successfully registered with DnB and gotten their duns #? What was it like?
Bank Funding for Additional Properties

In these difficult financial times I am finding it difficult to acquire additional property with the banks.I believe you can finance up to ten properties. I am looking at other alternatives to finace my deals (hard money, owner finance etc.) I would like to continue my path to success but funding appears to be an issue.
