Wholesaling Secret you should know this!!!

Hello DG Family,

I wanted to just send everyone some love and also give a little reminder about the biggest part of wholesaling.

I have talked to and worked with a lot of wholesalers over these past 4 years and I have heard a lot of common beliefs about the key to wholesaling.

The cheaper the house the faster it will sell?
My numbers are right on why didn't my deal sell?
This is an amazing deal it will sell fast!
You can make over 100k on this deal!
Is it about the deal?
The better the deal the faster it will sell right? WRONG!!!

Come in and really read this because it is by far the most important thing you need to know when it comes to wholesaling. It has nothing to do with how good the deal is to you.

8 Powerful Reasons Why NOW is a GREAT Time to BUY

Obviously I’ve written a great deal about how our housing markets today aren’t performing all that well… and that the way we as a nation have been handling things since the meltdown of 2008, they won’t be for a very long time.

I’m right about that today, just as I was back in 2008 when I wrote the exact same things. I’m not bragging about that… it wasn't a difficult thing to predict. In fact, it’s straight out of any economics textbook, just look up “deflation,” and you’ll find it described perfectly. The one I have even shows it happening as a result of a credit crisis, which is exactly how our current mess got started too.

I just learned something

I just learned something that I want to share with everybody.
We can actually buy a list of absentee owners from the local PVA office. I called the one in Lexington, Kentucky and they are going to email me a request form. Based on that form they will quote me a price.
That looks like a promising strategy to get access to that niche.
Try it, there is no way to lose.

What Home Buyers Really Want: Ethnic Preferences

Among other demographic variables, such as age, income, or stage of life, a buyer’s race or ethnicity can play a significant role in how he/she evaluates the characteristics and features of a prospective home. A new study recently released by NAHB, What Home Buyers Really Want: Ethnic Preferences, was designed to compare and contrast how housing preferences are affected– or not –by the racial/ethnic background of the home buyer, after controlling for factors such as age and income. The analysis focused on four racial/ethnic groups of buyers:

White (Non-Hispanic),
African-American (non-Hispanic),
Hispanic, and
Asian.
Survey results corroborate well-known demographic differences between these groups:

Have Interns help you build your business.

Why spend all of your time marketing when you can get a team together? Interns can help you with social media campaigns, land lords & auctions, REIC meetings, online research, open houses, ghost ads, bandit signs, *manage other interns, and *talk to other buyers and sellers.
Here is a way to start this tactic:
1. Google job description for real estate agents.
2. Google email addresses for career services offices at universities and colleges in your area.

Establishing True Value on a Property

Establishing true value on a property is going to be so important when selling a property for profit. This will help us to make sure that we can purchase the property at the right price to be able to make money on the deal. I found this article that really gave me a little dose of reality that helped me with my calculation mindset and hopefully it will help you too.
How Much Is Your Home Really Worth?
Jan 14, 2014 By: Michele Lerner

If you’re thinking of selling your home, you may be fantasizing about the profit you’ll reap from the sale or calculating exactly how much you’ll need to pay off your current mortgage and have enough left over for a down payment on the next house.

Being Loud at REI Club Meetings

I’m attending my local real estate investor’s club meeting tonight and getting ready to socialize with acquaintances and friends.

There is something special that I make sure to do at every real estate club meeting or group function I attend.

Seller leads come from advertising that you put out into the world, such as; bandit signs, postcards, letters, door knocking, calls to fsbos, car magnets, direct mail campaigns, etc.

On the other foot there is marketing which is branding yourself as a specific type of investor that is looking for a specific type of deal. One thing I make sure to do is to stand up and make a dignified-spectacle of myself at local club meetings.
