Marketing to Buyers and Sellers

Closing The Deal

In order to make money in real estate, you HAVE to write offers!! No offers = no money.

So build up your cash buyers list, find properties & write an offer.

Zillow.com has an article that discussed being creative in negotiating and closing a deal.
Brendon DeSimone wrote that “Buyers and sellers in real estate are always so focused on the bottom line, the big number, the listing price and the offer price. But the truth of the matter is, it’s not always about price. Sure, a buyer can’t expect a 10 percent discount for writing a sappy letter to the seller. But when you are in the market, be open to being creative, take the sole focus off the price and consider the seller’s entire sale situation.

1st wholesale deal I hope

I've been working on a wholesale deal in Connecticut I want to wholesale it the seller is fully aware of what I want to do with this property both verbally and in writing I'm looking for cash buyers in that area any advice and or interest would be appreciated

Marketing to delinqent homeowners

I was told that one could call the local tax assessor or treasurer and get a list of delinquent homeowners that would lose their homes if they don't pay taxes. How does one go about this? I want to try to buy home before they are sold at auction in tax lien and tax deed states. Thanks, Tammy

BANDIT SIGNS NOT WORKING.

So I've been consistent with bandit signs for the past 6 months, putting out 25-75 every weekend just like it says in 30 Days to Real Estate Cash and got one bird dog deal in January for $500.00. That's better than nothing but most of the time I'm getting calls from angry people telling me to take my signs away or am getting no calls at all.

Is there any other marketing strategy that is recommended besides bandit signs to help me find motivated sellers?

I'm on a $200 a month budget for marketing and just need some advice on what to do.

Thank you in advance DG family! Love you guys.

Rising Home Prices Relocating Buyers and Some Investors

Multiple articles and blog posts are telling us that home prices are rising in many areas of the country, making home purchases unaffordable for many buyers. Some of the cities where price increases have been most noticeable include:
• Las Vegas at 24.9%
• San Francisco at 23.1%
• San Diego at 19.4%
• Los Angeles at 18.9%
• Atlanta at 16.8%
• Other cities include Denver, Miami and Portland
An article at Nuwire states that nationwide some 33.6% of homes are unaffordable for buyers making median income. Even when they can afford a home, many buyers are finding themselves outbid for the best available. Some lenders are moving back to less-than-optimal loan types and lower down payments to aid home buyers … a little of the past perhaps coming back to haunt us.

Homeowners who want to sell their home know they need to get the place spruced up for marketing, but a tougher challenge for some sellers is to get mentally prepared for putting their residence on the market.
