My name is kam soyvira and i'm new Real Estate Investor. I'm currently working on fixer-upper on property that tied up for 90,000 and appraised for 150,000 with 20,000 cost up to fix it. There is 35% of equity in this property. i got until friday 1/21/2011 to find cash buyers who are willing, please give me some leads where to go find one in less than 24 hours???thanks kam

I have been busy building my buyers list, but have a nagging little question that is discouraging me. If you go online and google, say, “great bargain homes”, you will have a web page come up that has a gazillion homes at 50% FMV.
Why would a buyer want to buy from me? My purchase price is going to be approximately:((.65 x ARV) – repairs).

If I add in my profit, I doesn’t Look like I could do much better for my buyer?

The best time to place bandit signs it on Friday nights because most citys have a person that goes around and takes down all the bandit signs during the week. Put them out on Friday night and take them down on Sunday afternoons.

I never thought of using them, but I've thought about trying the magnet bandit signs. How much are they, and what is their success rate? Thank you.

Accountants and CPA Firms: They have clients with financial problems where an investor can be of help.
Advertising: Never stop. Use simple ads with a USP, Unique Selling Proposition: Quick Closing, All Cash etc., Buy Houses Ads, Newspapers, Flyers.
Attorneys: Attorneys know when people need money, often to pay their fees! Not just probate but divorce, family law and real estate attorneys.
Auctions: Do your homework in advance. Auctions move very fast and a single mistake can be costly. Visit your local auction a few times to just observe. Know values and repair costs before bidding.
Foreclosure: Very risky, not for the newbie
Sheriff Sale: Same as Foreclosure
