I had a call today about a house in Florida and it is free & clear, asking $79K I check on zillow show $66K zestimate and even lower on eppraisal, I am not sure how to approach him with a low offer, also was on the mrket early this year with a realtor for $49,900 an didnt sell what should I offer or is it even worth my time ? Thanks could use feedback.

May 5th, 2011 | posted by Anointed1Got called from an CA Mom who's trying to sell a house inherited from her deceased parent's in Alton, Missouri. The house is 2480 sq. ft. on 3 acres of land compared to 1,000 to 1500 sq. ft. homes in the area. The house is owned Free and Clear, in a flood zone needing lots of work.
The extimated value from the Total View Real Estate site is $159,236 which couldn't possibly be true for the area.
My agent friend who is licensed in Missouri and not in Illinois say's the property is in Illinois. Therefore, he cannot run COMPS. The property address show's to be a Missouri property.
Suggestions please!

May 4th, 2011 | posted by jusgetgoin238Hello everyone. I need help with this situation. I found a house that was originally 280,000 but it needs about $60,000 of work. I got the owner to get it down to 157,500. I told her agent that I had a buyer and that I wanted to flip the house. The real estate agent however wants me to make a separate agreement with the buyer to pay me a set fee for finding the property, but I don't know what agreement to make. I told him about what I learned from Dean's book but he wants to do it his way. I really don't know what to do...I know this is a good deal. Any advice anyone? Thanks alot
Assignment Contract Proof of Funds

I'm not really super worried about finding the buyer, as I have a couple of sources, but my agent tells me that the banks won't accept contracts for REOs if there is no proof of funds. How do I get around this issue? Is it possible to have a partner and have all the money under their name and not need them to sign an assignable contract if you have an escape clause that is subject to partner approval??

May 1st, 2011 | posted by Mike 2112I got an offer accepted, 109,000 on a 150+k property. my question is how do I handle this trasaction to take cash out? my agent sent the offer with a contract and a check, but on the contract it states I am buying the property for 109,000, I need to redo the contract right? in order to get a loan for 150k, and then what form do I use to dispurse monies,do i take a seperate form or is it done by the title co. Is this how it works? get a loan for more then the asking price and get a check at closing? please help thanks

April 30th, 2011 | posted by ssr211Ok this has been bugging me for a day or two now so I'm just going to ask it to be safe. Is it legal to do a "reassignment" in Pennsylvania? By reassignment (I don't know if it's the proper term) I mean when I go and find a seller and have a buyer, get the home sold in less than 30 days and don't use a penny of my own money. With all the paperwork that is involved I hope this is still legal? I was wondering because there are so many new and different laws when it comes to real estate I do NOT want to be getting myself into any kind of trouble. Thanks

transfer tax help

I talked to a real estate atttorney in my area and he was telling me about transfer tax and its scary. hes saying ill be responsible for transfer tax for the transfer from the seller to me and then from me to the buyer can someone break this down so I can understand more? hes saying if i dont address it in the ront the owner will get a lean on the property for the unpaid tax. In doing so I have been finding all kinds of versions. In reading them I'm trying to mix my own, but still wondering if there is a good solid one out there that could be shared.
