Let’s contrast investment in multi-unit properties with two to four units with single family home investments to see if there’s a compelling reason for you to re-orient your strategies. 1. Economy of scale or consolidated overhead: Generally, these properties are under one roof and will concentrate your need for repairs and services to a single location for multiple properties. It’s economy of scale and will reduce per-unit overhead.

VA's Independent Contractor Agreement

Ok, so this isn't a question about contracts or offers...

I have recently generated 100's of leads of vacant, abandoned, overgrown, boarded up houses through the use of bird dogs. I've sifted through them and have narrowed down the top 65... but I need help!

I run a dumpster business that also handles bank trashouts and junk removal and I have been slammed.

Was wondering if anybody here uses VA's?

I would like them to call each of these leads and gather answers to some questions and send me the filled out property sheed and before having up give them my phone number if they have any immediate questions so they can call me.

Does anybody have a VA independent contractor agreement they could share with me?

Question about offer deposit

I want to make an offer through an agent, and of course they want the $500 deposit check. My question is, when do they actually cash the check? After the offer is accepted, or at closing?

paying an agent on contract for deed

an agent sent me a contract for deed that was listed and i actually got the offer accepted using $100 earnest money and no money down,, i just dont know how to "pay" my agent for bringing me the deal. i am assigning it to a local landlord for $3,000 should i send the agent some money from that? is that even ethical?
i know the agent will get a commission in 5 yrs when the contract balloons, i just want to do something in the mean time.

Love starting my day with a signed contract in my hand! And, to make it even better - it's our first deal! The cherry on top is that we are located in the San Fransisco bay area and still found a deal to wholesale!!!!

Dear All

It is been some time since we dont post here. But i have to say that what Dean says is what he preaches. Just recently my wife, a business partner (from Deans too) and myself completed a rehab in one of our properties in Tulsa, OK. Suddently (and early this week) we got a cash offer. After reviewing all details we realized it was our friend Dean making an offer in Our town Tulsa. Unfortunately it was not the price we wanted to get but I must say Dean is doing what he says, no doubt.

When doing assigning or double closing contracts, when do we need to involve the title company and the Real Estate Attorney. What are the actual roles of title company and the real estate attorney. How much do they both charge for their services.

wholesaleing fee

How do you negotiate your wholesaleing fee or assignment fee with investors. Do I just decide how much I want to make and budget it in? How do you know what a fair price is. If it were up to me id charge 10,000, every time but i know that is not possible. Thanks for the help fam.
