Contract between investor and agent - is there a template anywhere?

I have contacted an REA out of state who is a friend of the family. I have asked her to do bidding for me for HUD homes. She doesn't understand how the HUD system works but is willing to apply to be a HUD agent and follow my instructions. I am wondering if anyone has a template for an investor/agent agreement?

LOI & POF "Issues"

Hi im wondering if anyone has another source for POF's and LOI's ?...that preffer work for MF complex's in the million dollar mark?...I went to coastal funding for the POF and it gives me an error message all the time when i go hit submit...and LOI on another sites give me a similar message?...maybe its my internet?...

Got to move fast on this deal though so would like some help like YESTERDAY?...

Agents have problem with POF

Hey DG fam, I'm writing this post to see if there's anyone else going through the same problems I'm experiencing with some agents. Well my last agent and the agent I'm working with now told me I had to change wording on my purchase agreement contract and put I would be paying with financing instead of cash because my POF letter I got from TRANSACTIONALFUNDING.COM states I have liquid funds available to me there for it's not a cash offer "According to my 2 agents". Can anyone tell me is this is true?

I have a seller who said she is willing to sign over the deed to her house if we will pay back taxes! I have looked up the cost of the taxes owed, and this house has the potential. We have now set up a time to look at the house more closely, so I will let you know if it is a deal or not. My contractor also has his realtors license so he did some extra digging and is excited that the house is valued well. The owners bought the property, but the husband soon lost his job, so they could not fix it up and now they just need it off their hands. This could be a win win!

Understanding a Contract

Writing up a contract for a real estate offer can be intimidating for many people. They feel as if they will make a mistake that will come back and bite them. Let's see if we can take away some of that fear.

If you are working with an agent then she will have state approved contracts to fill out. If you are making offers without an agent you can use the forms on this website located under forms and docs.

Read you contract FULLY a few times so that you know exactly what it says. Filling in the blanks is usually pretty easy if you understand the contract. Have your agent fill the first few out with you. With time you can have an agent fill out all of your contracts.

I have been communicating with someone in the program who received a letter from a local detective with the police force. A real estate agent has reported that she is illegally acting as an agent in her business, which is wholesaling.
She seems to be following all of the principles of the program, which would make all of her operations legal, but in spite of that, there is an agent who has somehow decided she is breaking the law and reported her.
I am writing this post to define the difference between agency and ownership, and how that applies to us. I am also writing it to warn you against the activity that can get you into trouble.

MAKING AN OFFER (WHAT CONTRACTS DO I NEED FOR SELLER)

I got a call today, from a landlord who is trying to get rid of his property. Tomorrow, i will go an assess the property and try to make an offer. The question is what contracts do i need to have the seller sign? I know the Purchase and sales agreement, investor disclosure statement and seller's acknowledgement.
