When reading material here on DG.com and other RE sites as well as mentor groups, I always here agents saying that accurate comps come from recently SOLD properties, not just LISTED properties.
So my question is, isn't TVRE giving values based on the average of the LIST prices of Zillow.com and eppraisal.com?
I'm sure having an agent pull comps is by far the most accurate way to go; I was just wondering if there was a way to figure the value first before even contacting your realtor, that way... by the time you start talking you'll already know what your limits are for an offer.
What are your thoughts or am I just thinking about this wrong?

What is available to agents
October 26th, 2011 | posted by femailceoI asked my agent for as is, vacant, and price reduced properties, but she told me that many can be listed as is, and that price reduced last for only 14 days, and that she often doesn't advertise that properties are vacant and doesn't think many do due to theft, etc. I am wondering if they can pull up this type of information easily or not. It seems she still wants to give me the information, but she says she has to sift through a lot and can't just pull it up by such catergories. She really grilled me on what I've been doing, and keeps saying she will send me information already, so I am wondering if she really is having a hard time finding such info.

I've emailed about 10-15 real estate agents and offered them a 10% service compensation if they'd provide me with a list of cash buyers within the last 90 days. Unfortunately I haven't had any luck getting anything. If anyone has any tips on where to look I appreciate anything anyone can suggest.

I live in Albuquerque NM and I feel since the market here has been very stable, we have not been slammed as hard as some states. From what I gather, the worst housing markets bring the most opportunity? what are some of the strategies for a place that has not been hit very hard? Ive tried bandit signs several times and nothing. Ive run ghost ads on CL and got some flaky buyers. I do have a couple of great investors that I have flipped a couple houses with me. I want to do the paperwork deals I keep reading about. does anybody have suggestions for strategies in an OK market?
Running comps in small town

I would like to know how you run comps in a small town that has only sold 1 other house in recent times, do to the fact that people like the town and stay put. The buyer is wanting comps that the town courthouse says there just are not any? What to do?
