When the property is approved Homepath, Fannie Mae offers 3.5% towards closing costs and $1500 dollar bonus commission to the selling agent as long as the buyer is a first time buyer. I believe this offer will expire soon. They also offer mortgages at low down payment comparable to FHA financing, but treated more like a conventional load. Here's the link for your info:

forgot to answer your second question, I do not believe Fannie Mae will accept an assignment of contract. They always want to work with the end Buyer. You have to becareful too, because Fannie Mae normally writes a restriction of Not to Sell over 20% value within 90 days. So you may not be able to do a double closing with Fannie Mae unless you can just pass it on to the next buyer within that 20% from their sales price.
