How do I make a short sale work when real estate brokers are involved
May 4th, 2008 | posted by philhaynesI found a property that is not yet in forclosure but it is headed that way.
It is listed with an agent and the listing says(Subject to short sale sold as is)
While talking to the listing agent I found out the property was never winterized and all the pipes burst.
With that said the price listed is comparable to others in the area that don't need all new plumbing.but would need some cosmetic fixes.
My question is how do I get around the agent because I think I could make this deal work if I could deal directly with the home owner minus the agent fees.

May 1st, 2008 | posted by efollahI came across two pieces of property owned by the banks and I really liked them both. The banks were asking about half of the comps in the area and I thought I could make a quick flip here if I tried the 75% rule that I learnt somewhere(never offer anything more than 75% of the asking price). One of the homes needed no repairs.
The problem is the real estate agents are asking if i had been pre-approved or are working on the pre-approval? IS THERE A WAY GO AROUND PRE-APPROVAL condition if I wanted to use a No Money Down strategy?

Tough spot
May 1st, 2008 | posted by zvizzleOkay, I'm in college and transfering to a new school. The town population is over half college kids. This drives rent up, alot. To make matters worst I'm from out of state so to claim residency i need to get a job in state and also prove income from state, and need to show that i am living in this state. So my desicion has been not easy so far. First I have a an opportunity to keep part time employment with the company I currently work for in this new location. Not enough to prove to a bank that i can make the mortgage payments.

I'm getting ready to do my 1st few flips and I was wondering what everyone could think of as far as what to look for in moving houses quickly. Obviously, 3 beds move quicker than 1 beds, probably. Median income houses probably move quicker than million dollar homes. What are some guidelines that I can follow in order to keep my (calculated) risk to a minimum for not having to hold houses long, long time. What are you guys' average holding time?
Knowing the Rental Market?
April 29th, 2008 | posted by wells492Hello all, I am very new but wanted to dive into a discussion on finding a deal on a foreclosure, REO or whatever and renting it out until the market picks back up and selling it. How do I know that I will be able to rent it? Are there any tools that will tell me how well or how bad local markets are doing as far as renting? I don't want to be sweating another mortgage payment because I cant find renters. If this happens, what is my next step?
All hypo-thetical (spelling) but just enjoy reading the forums and thought it was time to start getting some responses to my concerns.

Mortage or not?
April 27th, 2008 | posted by kvictor81I've been studying up on assignment deals and am a little confused still on when buying from the owners with the purchase contract if you in fact need to get a mortgage to buy the house from the original owners then assign to another investor. I know you can have the 60-90 days to sell but you need to buy from the owners first correct?
