Hello to all.....I am so super excited to be a part of the DG Family!! I am fairly new and have been spending all of my time reading and soaking in all of the wonderful information on here....you guys have so much great info here that I feel I am ready to find and purchase homes(I already have several that I think would make great deals)....now I just have to figure out how to find buyers in my area!!!!! I just found a very nice 4 bdrm 2.5bath home in Salem, OR. It was purchased by the owner 2 years ago, and he has never lived in it NOR rented it !!!!

Wholesaling REO's & Short Sales

Okay, so I am a little frustrated. I'm doing Dean's Success Academy. One of my homework assignments is to find FSBO homes. I've gone through every online database, but to no avail. Either the properties don't fit my criteria (3+/1+ SFR) or the owners are overly priced (In some cases as much as $250k over the current market. They need a major reality check.) I live in a seasonal town in California. My area has been hit hard by foreclosures. Most of these homes were people's 2nd, 3rd and 4th homes.

Preforclosure Contacts

I recently found a newly listed Notice of Default.
After researching I found out the owner had passed sometime ago the house has been for sale for a year. It's to be auctioned on Friday 1/23. I really want to make a deal on this house but I can't locate contact info for the administrator of the estate I have his name and surviving spouse as well as the heir to the estate. What is the best service to use to find them?
Should I contact the past REA. The Attorney's for the Plaintiff the Bank who owns the Lein?
I want to move on this fast>

Expanding the Buyers List

Ive been so busy lately searching and trying to assign deals. I found one good property but the bank wouldnt let me lock it up because I was trying to assign it. They told me I couldnt assign it. But for now I have a club meeting this month on the 29th. I wanted to ask for tips on how could I expand my buyers list when I go to this meeting. I though about making a big yellow t shirt with black letters. Something like Looking for an investment property!!!

How exciting this all is........I am already spotting deals, and am making my first move ASAP....I found a Mortgage Broker that works with all kinds of investors, and I found an Agent that Also works with investors. I found this little 2 bed 1 bath in my town in Silverton, OR. It is a small home, and is owned by FannieMae. The amount owed is $61K. I am working right now with the Agent to find out if they will sell it to me. Looking at Comps in the area, by using Zillow, and Realtytrac.com, I find the value to be AT LEAST $143k on Zillow and $170K on realtytrac.

Finding a Good Realtor to Work With You

I saw something unique today on CraigsList. Someone posted a job offer for a 'think outside of the box' realtor. They requested a resume and everything.

If you cannot find someone to work with you, try this and have the 'willing to try anything' people come to you!

Keep posting though, not everyone checks every website every day, you might just miss the one in a million person you are looking for.
