Housing NEEDED in North Dakota!!!!!

In North Dakota there is an economic boom due to the Bakken oil field. There is more oil than the oil fields in Saudi Arabia. This has created a huge housing shortage estimated to last 10-12 years. With jobs paying $80,000 - $100,000 per year, Workers are flocking here from all over the country.

There is an estimated 18,000 job openings with no housing available. Men and women are sleeping in their cars with the numbers grows weekly. It is estimated it will take between 40-50 years to pump the available oil. We have the solution with our patent pending paneling. We can put up 8-plexes in a matter of days! We currently have investors waiting to invest in the units! All we need is $350,000 for machinery to start manufacturing with a 36% ROI! Any help would be greatly appreciated.

Buying a home w/ HUD guidelines?

Evening all. I am in unfarmiliar teritory and in need of some advice. There's a vacant property I found and recently sent a letter to the owners. I never heard from them and was just about to send a follow up letter when I passed it today and saw the home up for sale! So I just went online to see their asking price which is very doable BUT it says sale as is and subject to HUD Guidelines 24 CFR 206.125

WHAT DOES THIS MEAN FOR ME IF I WANT TO ASSIGN IT?
Does it mean I can't? And what would it mean for my buyer? Any re-sale restrictions?

I originally was interested in this property as a lease option. Should I still approach the owner with that? I'm not sure what to do?

SFR REO's

Currently working with an investor buying SFR REO properties. He needs light rehab, vacant homes. He is a non-profit org. and they repair credit and do 1 to 3 yr. lease/purchase. He is buying in FL, TX, CO, CA, AZ and NV. He can close quickly and will buy on an ongoing basis. Properties in FL & TX in the $100k and up range and the other states $200k and up. He currently has a list of close to 50,000 vets needing homes. Would love to work with anyone who can help fill the need.

Proper way to ask for a cash buyer list ??

I spoke to a real estate agent and asked for the homes sold in the last 90 days that were bought with cash, then she told me that, that information was private. I believe I asked her the wrong way and wanted to know if there was a proper way to get this information from a Realtor

Newbie Needing Advice - Atlanta/Columbus, GA

Got a bandit sign call about 2 properties, that are side-by-side, for sale in Columbus, GA (I & the seller live in Atlanta).

Home-A (2/1.5 ~ 777 sqft) is paid for (FMV: $43K Asking for $25K), and currently renting for $450/mo.

Home-B (3/2.5 ~ 1,333 sqft) is upside down (FMV: $45K / Owes $60K Asking for $75K), currently renting for $800/mo - Foreclosure looming after 3 months of no payments (older owner, tired of long distance landlording, and is not concerned about bad credit). Says has extra unit in backyard w/no water & land large enough to build more on.

Fiding To Many Great Deal's To Handle

We bought, rehabbed and rented 7 SFH's this year, which is by far my most productive year in RE. We have it down now to where we can do a pretty full rehab in 30 - 45 days.

I didn't expect that we would do so many this year as our problem has historically been finding deals that make financial sense but we are now getting a steady stream of property from this great resource that my brother in law told me about

Should I Give Up or Pursue? Need some experts help!!!

I have a Las Vegas couple that I've been working with on purchasing their properties. I made them an offer of $1,150,000 for their 13 properties that are all rented out. ARV is $1,292,600 they want $2,175,000. All of the properties are rented out bringing in approx. $13,685 per month. These properties are owned free and clear. The thing is they are selling them to the renters for the asking price and carrying back the loan for 5 years. (The reason they wont come down is because the renters are paying way over ARV) Should I try to find a buyer who is willing the pay the 2 mil. plus my fee, or should I leave it alone?

Repair Blues

I have heard people say do become attached to tye home your flipping, but i'\m concerned a bout how much work do I do. I have homes that all walls are constructed of painted paneling, homes without backsplashed over the stove, no exhaust vent, old toiulets and showers but in working condition.

Do I look at the neighborhood and determine from preception what to do or do I make repairs to make the home more presentable

I'm working with a very motivated seller he has a commercial property that needs some work, he has all rented out to 4 tenants two store fronts and two apts.

The apts. part of the building needs to be finished and roof completed. About say about 15k in repairs. The question I have is trying to find it on our Central Appraisal Distric and Total View and my other 'software' to get sold comps and tax info, none of them pull it up, comes up cannot be found...
