Any strategy for when the deeded homeowner is not on the mortgage?
March 24th, 2013 | posted by shammieI am running into homeowners and actually have a contract on one such property, where due to death or divorce, there is a mortgage on the home but the deeded homeowner is not on the mortgage note. They are only on the deed. The mortgagor is only on the note and not on the deed.
I understand the lender can foreclose to go after the property as it is the collateral of the mortgage note.
Are there any legal pitfalls to the homeowner deeding the property to a new owner during this time? Would this cause the lender to have to refile the foreclosure?
If you know of any strategies or ways to get the lender to stop foreclosure and/or negotiate this with the lender, please reply!

Squatters Rights??
March 24th, 2013 | posted by ThomasKeysI've read dreadful forums today concerning 'squatters rights'. Based on what an investor friend told me and info from forums- a person/family can move in your home without your consent and they actually have laws that protect them from getting put out for a whole year? I know this is the "land of the free" but thats going completely overboard. I also believe that the squatter must have recent mail/utilities for the stolen home they are residing in. I know my state Michigan has squatters rights but any other states im missing?- and if I gave the wrong description of squatters rights could someone correct me?

Since the bubble burst, around 4.8 million people lost their homes to foreclosure, and another 2.2 million got out from under with a short sale. Many are still struggling to recover and repair their credit, but a growing number are starting to bounce back and are looking to purchase a home.
The time to recover varies a lot, but one example couple in a CNNMoney article was able to repair their credit and buy a new home just two years after their foreclosure. Their new home was financed with a Veterans Administration insured loan, and their new mortgage, though the home is very similar to the one they lost, is about half their previous mortgage payment.
