Well I can't wait to start NOW---wholesaling in my town just moved here and boy ITS BIG!

I can feel the vibe and I'm itching to get started! I know there will be obstacles but I know I can do it!

I've done my third assignment of contract in the city I just left from and the third one is closing today, hope it goes through I love that I don't have to be there and will just wait for funds to be deposited to my chking account, a business one of course!

I have a great CPA that helped in getting my LLC formed he just gave me the information I needed to apply for one myself it took about 30 minutes online.

Why Use One Real Estate Agent????

Dean's books say to find a good real estate agent to get access to the mls but properties on the mls are listed on sites like zillow. You can make an offer for the property directly on the site and whatever agent sees the message will respond or you can contact the agent associated with the property directly. So why have an agent that can get burned out from making so many offers? Can't we just submit the offer to the agent that is associated with the property?

Am I WASTING MY TIME

According to my profile I joined this site 2years 6 months ago Jan 30 2011. In all that time I have not closed one deal. WHY? I have had properties under contract. What I have found dis that getting properties under contract is one thing finding buyers is another. What good is it to get a property under contract if there is not a buyer in place or if there is any interest the other party wants you to lower you price. Are there any actual buyers out there or just a bunch of us trying to wholesale properties?

I am just trying to find out info to make sure you are not going to be constantly be turned down. Do you know anyone in MN that are using your "system"? Every state has different laws.

No more DOUBLE closings?!?!

I have been making offers with a realtor I am working with and have come to a problem. Of course my realtor has asked for emd and a pof to submit to banks.
I've searched all over to find a transactional lender who doesn't require an LLC in order to obtain funds. When I did find one and finally was requested a pof this message came up:

"DUE TO POLICIES SET FORTH BY FREDDIE MAC THE PROOF OF FUNDS GENERATOR IS OFFLINE AND UNFORTUNATELY WE WILL NOT BE PROVIDING FREE POF LETTERS. IF YOU ARE AN ACTIVE SHORT SALE INVESTOR (WE DO NOT PROVIDE REO POF’S) OR EXISTING CLIENT, PLEASE E-MAIL US FOR INFORMATION ON OUR NEW PROOF OF FUNDS SERVICE."

It use to be really easy to get a pof, anyone know what's going on?

I want to even do LLC transfers I've heard mentioned before.

Help! Can anyone explain permits to me?

Hello, I'm a newbie. I started 6 days ago on the "30 Days to Real Estate Cash" blueprint. I've been informed by my agent that there are a number of properties on the market that have been on the market for some time. It seems they haven't being sold due to permits. Can someone enlighten me on how permits work in real estate terms? I've attempted to search online, but nothing has come up yet that makes sense to me.

I'm wondering if I could get involved with these homes to make the sales happen.

Any input would be greatly appreciated.

Rates Rising, but Judicial State Foreclosures are as Well

With mortgage interest rates rising, smaller investors are seeing fewer opportunities for excellent cash flow from rental property purchases. Rising rates cut the cash return for the small investor, while the cash buyer can still find some great deals. However, recent news about foreclosures in Judicial States may provide opportunities for investors large and small.

Non-judicial sales have largely kept pace with foreclosures, as the courts not being involved in foreclosures kept them moving right along. However, they have become really back-logged in states where the courts are involved in the process. Some states are years behind in moving them through, and this presents a whole new influx of low-priced properties that can work for any investor.
