Why Use One Real Estate Agent????

Dean's books say to find a good real estate agent to get access to the mls but properties on the mls are listed on sites like zillow. You can make an offer for the property directly on the site and whatever agent sees the message will respond or you can contact the agent associated with the property directly. So why have an agent that can get burned out from making so many offers? Can't we just submit the offer to the agent that is associated with the property?

Do you have good luck working with just anyone who answers that email? And do you actually submit an offer or send a letter of intent on your request for more info? I am curious to hear how that works for you instead of using one specific agent.

I think that what Dean is getting at when they say to find an Agent to work with is so that they can pre-screen listings to your specific criteria and only bring you listings to look at that fit that. This way you are not looking/sifting thru thousands of listings and narrowing down your search. As well as other benefits.

I am contacting agent directly & yes it does work an acquaitance of mine does that & gets a couple of props a mo if not more so you can do that just make sure she;'s told me to be careful that you really be careful w/what the listing agents tell you, to check out the prop;'s really well because they can have a conflict of interest representing the seller & both you.
