FAS a Foreign Language 2 me

I was searching for properties on the site yesterday and actually found a house in my subdivision. When I drove up to it the house looked like the nicest house in the neighborhood. Cars were parked in the garage, kids were playing in the driveway and exterior paint looked almost new. Defiantly not what you read about to look for. Here is what 4closurealert listed:

Suggestions for ForeclosureAlert program

Can I make some suggestions for the Foreclosure Alert program? I really like it, and can see tons of potential there, but there's a few things that I'm constantly running up against, that are propbably just a quick programming modification.

4closurealert.com not working?

Anybody else having a problem getting the website to work? I hit the launch tool button and it downloads but the screen is blank. Any ideas what could be wrong?

Who do I call?

I don't see any numbers to call in the foreclosure listings, I wanna try to wholesale these properties to investors, I've read a lot on this website about wholesaling and bird dogging but I'm still a bit confused as to the whole process, I have all of this great information from this website and the foreclosure alert website but I am a bit lost as to where to start, I've been looking at a bunch of listings in my county but I still don't know where to start once I find properties I'm interested in selling to an investor

The Affects of Short Sale on an Individuals's Credit/Fico Score

We do understand that foreclosures affect ones credit/Fico score. Since Short Sale is an negotiating factor between the owner of a property and the lender, where maybe in some cases, the property is sold for less less than is owed, how does this transaction affect the owner's credit/Fico score. Research shows that the bank/lender prefers a short sale to a foreclosure, to avoid large house inventory, in this case is short sale more of an advantage to a disadvantage.

Foreclosure Alert System: Estimated Values

I had just started using the 4closurealert system for the past week. I think I've been discovering some great deals in my area. I have a question though. What is the Estimated Value of the property based on? Does the 4closurealert system have it's on "sub-system" on logically coming up with comps in the area to provide you that number? Can someone please elaborate on this for me? Is this considered the FMV/ARV?

Pre-forclousure filing date and recording date

Looking for help on how to identify the difference between the Filing date and recording date of a Pre-forclosure. I recently got the Forclosure alert system to look for pre-forclosures and forclousures in my area and i was having a little trouble reading some of the info. I was just wondering if any of you pro-investers can lend a novice a hand on finding his first deal!!!.

hey i was just looking at the forclosure alert and i was wanting to get some help with it i locked on to one home for an exm estimated value 231,949 and it says amount of default 296,100 is the 296,100 the amount of arears and or what there behind on payments so what im seeing is they owe way more then its worth is that correct and if i was to offer on this whould around 200,000 190,000 be a good starting place, or im i all wrong on this
