Once again, in a temporarily depressed market, you might lose a little of your original investment if your're forced to sell during that market. Real estate never goes down to zero like the stock of a company that goes out of business. Even if you investment property accidentally burns to the ground, insurance will reimburse you.

What's great is day to day is how you can make $30,000 when you sell a property days, weeks, or months after you bought it, and how you rent it out for more than your monthly mortgage payment to create positive cash flow and let your tenants pay that monthly payment not you.
