I'm new here,thanks to dean and everybody here.....I'm paying cash to our estate for house, she lived in it for 55 years pretty sure no past problems, estate lawyer wants yo know how buyer is taking title, do i need title insurance to get title, thanks for any help

All the deals I have wholesaled most of my buyers do not take out title insurance. You could call a local title company and ask them the pro's and con's of not taking out insurance on a purchase.

i recommend that every property you buy you purchase title insurance. You have no idea of whether or not their is a second lien or a judgement about to cloud the title. If something where to appear it will be your attorney and your money that gets it off the title or the title company's attorney and their money. I would always rather it be the title company that pays for this.
