Apartment Investing

I don't remember how I started receiving emails from Dean and quite frankly, I have not been paying attention to him. But, when I received the email about the first video, it picked my interest and I watched it. Video #2 did not come too soon. I watched it with interest together with Andrea's video, which motivated me to write this journal.

I have taken a few courses and mentroship in both SFR and multi-family (apartments) investing. My interest and focus is in apartment investing. I believe I have the ability to analyze and evaluate properties. In fact I just found an 19-unit apartment complex in Central Florida that has the potential of generating positive cash flow, high DCR, High cash-on-cash return and high cap rate, all of which are indicators of a solid investment. I made an offer and the seller accepted. No broker is involved. NOW WHAT!

I plan to apply for a 60-30-10 financing, 60% LTV first mortgage, 30% held by the seller and 10% down. I don't have any money or credit for the down payment and closing costs! That's a huge challenge. Well, I have a couple of options that I plan to apply and will use this journal to track my progress.
