Sure you can after all it is a self directed IRA. Many people today are using their IRA's for all phases of real estate.
The term "self-directed" simply means that you, as an individual, have complete control over selecting and directing your own individual retirement account or 401k investments.
If you work in or know the real estate field, you can invest in real estate.
If you work in or know the mortgage field, you can use your IRA as a lender.
So it pretty simple and sound to use a self directed IRA.

Question: have you already set up your account with a trust company to do the investment through your self-directed IRA? There are several guidelines that you have to follow when you buy real estate in your IRA. The bottomline is that you cannot touch that money, you will have to set up an account manager who will release the funds to the contractor, etc. My wife Jeri is involved with this process, so PM me and will give you her contact information if you need more info.

Thank you for the responses. I set it up a while ago and found out earlier this month that it can be done in the form of a loan. However, it cant be for my own benefit (or anyone in my immediate family). Previously, I was under the impression that I could only purchase a property with the ira.
